TECHNOLOGY
Scan to BIM: Trustworthy Architectural Surveys
UNPARALLELED PRECISION WITH LiDAR
LiDAR enables mm scale precision in architectural surveys. Traditional techniques are less effective and less precise, including topographic or geodetic surveys. LiDAR is a remote sensing technology using laser pulses to create high-resolution 3D maps of environments and structures.
AVOIDING ERRORS WITH BIM
Building Information Modeling (BIM) compared to traditional 2D CAD is as transformative as the shift from pencil drawings to 2D Computer Aided Design. The Building Information Model (BIM) is a digital twin of a building, improving accuracy, coordination, and error detection throughout a building’s lifecycle.

The 3 steps of scan to BIM
STEP 1
LiDAR Scanning
UNPARALLELED PRECISION WITH LiDAR
Scan to BIM starts with the fieldwork: one of our LiDAR specialists goes on-site with our state-of-the-art scanners and thoroughly surveys the whole building. By scanning the exterior and interior of a building with laser pulses, it captures detailed measurements and shapes, even in hard-to-reach areas. This data is useful for:
- Documenting the current condition of a structure
- Identifying structural issues or deformations
- Creating precise blueprints for renovation or restoration
- Helping architects and engineers visualize designs within existing spaces
LiDAR speeds up the surveying process and ensures precise, reliable measurements for complex projects.
STEP 2
Point Cloud Registration
MILLIONS OF POINTS FOR INTRICATE DETAILS
Point cloud registration is the process of aligning multiple sets of laser scanner measurements (called “setups”) collected from different angles or positions. When a LiDAR scanner captures data, it may take scans from various viewpoints to cover the entire structure. Each scan creates a fragment of the final point cloud. Registration combines these different setups into one complete point cloud by aligning them based on common features or reference points. It’s like assembling a puzzle, where each piece is a point cloud, and registration makes sure they fit together perfectly to give a full picture of the surveyed area.
STEP 3
BIM Modeling
USED DURING THE BUILDING'S COMPLETE LIFE-CYCLE
BIM (Building Information Modeling) is a process that uses digital 3D models to represent the physical and functional characteristics of a building. It’s more than just a visual model—it includes detailed information about materials, dimensions, systems (like plumbing and electrical), and even construction schedules.
When LiDAR data (point clouds) is used in BIM modeling, the point clouds serve as a highly accurate reference for creating the digital model. The 3D data helps architects and engineers ensure the model matches the real-world building exactly. BIM is essential for planning, construction, and facility management, as it integrates design, construction, and operational details into one unified model.
